In Q3 2026, prime rents are stable on the previous quarter in both High Street locations, with a few exceptions in Milan and Rome, and shopping centres. Prime yields are unchanged for High Street assets and have compressed for shopping centres and retail parks. Footfall and turnover at shopping centres are up year-on-year.
Retail investment totalled €470 million in the quarter, down 53% year-on-year, while year-to-date volumes remain below the same period of 2025, a record year for the sector. Activity is driven by the out-of-town segment, with further transactions expected to complete by year-end. International capital remains active, and a growing number of new entrants are targeting retail parks.
