The world of retail has recently faced significant challenges. In recent years, the pandemic has compounded doubts about the ability of physical retail to respond to the spread of e-commerce, adding to fears of a possible "retail apocalypse". 

Data collected through the Italy Retail Occupier Sentiment Survey 2023 points to a post-pandemic shift. Networks of physical shops are expanding once again, taking advantage of the innovations brought about by the development of online sales channels and incorporating new ESG principles, from a stronger demand for more energy-efficient buildings, to the implementation of circular economy strategies for their products.

In this context, we see a growing demand for space, and not just for shops. In fact, demand is also growing for real estate for the logistics needed to support retailers' supply chain strategies.

We are also seeing a lot of interest in prime locations, where growing demand pressure is gradually pushing up rents. Retailers are still looking to expand across all major property types, from high streets to shopping centres, as long as quality and performance are guaranteed.
