CBRE Offer Two Unique Development Site Opportunities To The Market In Dublin 4 And Co. Wicklow

Two Unique Development Opportunities in Dublin 4 and Co. Wicklow offered to the market. with residential development potential (SPP)
CBRE have been appointed as sole selling agents to offer two unique development sites to the market on the instruction of Receivers Declan McDonald & Ken Tyrrell of PWC. The sites, located on Appian Way, Dublin 4 and St Valery’s, Enniskerry Road, Bray, present two very different but interesting development opportunities with good development potential, subject to obtaining planning permission.
The site on Appian Way is located in a prime city centre location, on the corner of Leeson St and Appian Way, in one of Dublin’s most affluent suburbs. The site is extremely well connected, within walking distance of St Stephen’s Green and the city centre, with a wide range of amenities on offer in the established commercial centers of Donnybrook and Ranelagh. Ranelagh Luas stop is located just 650m away, while multiple bus routes serve both Leeson St and Appian Way.
The site extends to approx. 0.09 ha (0.23 acres) and is generally regular in shape. There is currently no planning permission in place however, the site has a positive planning history, with planning previously granted for the development of an apartment scheme in 2016 to provide for 16 apartments within 6 storeys over basement. A feasibility study has been undertaken by John Fleming Architecture, which demonstrates the development potential, subject to obtaining planning permission, for a 7 storey over basement development providing for 22 apartment units, with 9 basement parking spaces provided.
Given the central location of the site and the proximity to public transport facilities, there may be potential to minimise the car parking provision within any future development. Another major benefit of the site is that it does not qualify for the provision of Part V units within any future development.

The second site offers the potential to acquire a significant land holding extending to approx. 5.02 ha (12.4 acres) in the foothills of the Wicklow Mountains, just 2.5km from the scenic village of Enniskerry and 3km from Bray Town Centre. Both Bray and Enniskerry offer a wide range of amenities including shops, cafes, supermarkets, schools and sports clubs. The site benefits from excellent transport links, the N11/M11 motorway is a short distance away and provides easy access to the M50 and Dublin’s southside. Bray DART station is 4km from the site, providing frequent services to Dublin City Centre, Howth and Malahide. Bray DART station also serves the Dublin Connolly/Rosslare Europort Line.
The lands slope from west to east and are bisected by the Bray River which runs through the site. There are also a number of large mature trees on the site. St Valery’s, a protected structure which was built in c.1810, sits within the overall landholding and is in need of significant redevelopment. The site is accessible from the Enniskerry Road and through Berryfield Lane in Fassaroe. The site benefits from multiple zoning objectives, including Existing Residential, Open Space & Tourism, with a portion of the site unzoned.
CBRE are guiding €2.75m for the site on Appian Way and €2.75m for the lands on the Enniskerry Road and expect to see strong interest for both assets from a wide range of potential purchasers.
